The New Year has arrived, the holidays are behind us and it’s back to business as usual. Many of the people that were thinking about buying and selling are now willing to re-evaluate their options. Believe it or not, most of them aren’t sure who they should contact about their real estate needs. The timing is perfect to contact these potential prospects to encourage them to do business with you.
Keep in mind, the type of message you send will depend on which group you’re contacting. It’s important to chart the information you’re planning to send. You can use the attached chart as a guide to tracking when and what is being sent to each group. You are already familiar with the different groups. They are:
1. Hot Buyers– All potential buyers should be receiving information to motivate them to buy now
2. Existing Listings– Your present sellers should be receiving positive messages about selling in addition to listing updates
3. Hot Listing Prospects– Prospects that are considering selling should receive marketing material motivating them to sell
4. Farm Area– People that live in your Farm should receive specific information about the farm and monthly market updates
5. RMR Group- The Relationship Management group includes general information to past clients, advocates and sphere of influence
You can use Top Producer, Outlook, Constant Contact, or any other contact management system to distribute e-mails and postal mailings. Don’t forget to categorize your lists using the above categories as a guide. Most importantly, don’t wait to contact your groups. This is a great time of the year to remember that:
