It’s never been about the quantity. It’s always been about the quality. It takes practice to refine your business, but the example below shows

why you should practice perfecting your business.

Most agents are so busy spending time chasing every potential opportunity, they end up having little time left to identify the best prospects, and even less time to craft a good strategy for their best clients.

As yourself this question: “If I had a great buyer or seller, how much time would it take to put a deal together with this client? Examples of ideal clients would include:

A Relocation Buyer that has been transferred to the area and has already sold his home.

An Attorney that wants to sell a home to get an Estate settled as soon as possible.

A Buyer that wants to move to the area that has been referred to you by one of your best past clients.

So how much time do you really take to complete a sale with an ideal client? Here’s a simple breakdown for an ideal buyer:

Initial phone conversation-               1 hour

Research in preparation for visit-      3 hours

Preview properties prior to visit-       2 hours

Showing properties to buyers-                   5 hours

Second Day of showing property-     2 hours

Offer presentation and negotiation-  2 hours

Inspection & Contingency discussion-1 hour

Miscellaneous activities                    2 hours

Closing and follow-up                      2 hours

Total time spent                     20 hours

Let’s say this is a $300,000 sale, paying 3%, and your splitting the $9,000.00 commission 50/50 with your company. Your earnings would be $9,000.00 divided by 20 hours=

$450.00 per hour (wow!)

How many transactions will it take if your income goal is to make over $100,000.00 this year with the right clients? 

$9,000.00 per transaction

X12 transactions

$108,000.00 in income

ANSWER = 12

How long will it take to make $108,000 with great clients?

20 hours per transaction for each great client

x 12 transactions required above to earn over $100,000.00

320 hours

ANSWER = 320
