Prospecting – The Best Farm Script
Seymour Prospects, an agent with Real Serious Real Estate, was in between a rock and a hard place. He had been so successful applying the strategies he learned in a Metamorphosis Workshop to sell his listings that he had run out of listings.
Seymour knew he had to get as many listings as possible to take advantage of the big jump in business this season. He already had several listing appointments from his Expired Listing Campaign, but he needed to do something else too, and fast!
Seymour had just learned a great warm-calling script for farming an area that morning in the Metamorphosis workshop so he went right to work. Joe had said to keep the message brief and to the point, and not to expect much success with return calls. Using the reverse directory and do-not-call list, he looked up 500 home phone numbers in his farm and applied the following script;
“My name is Seymour Prospects. I’m with the Real Serious Real Estate Company. We’ve recently sold several homes in your area, and we still have a number of buyers we’re working with that have expressed an interest in your neighborhood. I was wondering if perhaps you knew of anyone that was thinking about moving, or if you were possibly thinking about moving yourself.”
Anxious to take advantage of the big increase in sales, Seymour made 50 calls a day. Within a couple of weeks, he was able to pick up several new listings he knew would sell fast.
Realizing that most people weren’t available by phone, Seymour decided to warm canvas his farm area on Saturday morning before his open house. Not surprisingly, taking the shots paid off and Seymour secured 4 more listings.
But Seymour still wasn’t satisfied, because there were many residents in his farm that he had not contacted yet. He sent a direct mail postcard with the same message and listed 2 more homes. Finally, by adding the year-end report script as part of every contact, Seymour was able to get 200 new email addresses in his farm.
The conclusion: This script works, but only if you take the shots!
