Houses that sit on the market tend to get stale. New buyers are concerned that previous buyers have passed on the property because they didn’t find it appealing.  In other words, if other prospective buyers haven’t made an offer, what’s wrong with the property or they ask themselves “What am I missing”?  Listed below are questions every seller should ask prior to retaining an agent to list their home.  (Feel free to delete any that don’t apply).

11 Key Points to Consider if You’re Thinking about Selling Checklist:

ð        How often does the agent you’re considering successfully represent their sellers? (Remember, it’s not the number of sales they have; it’s the number of seller’s that are successful using the agent)

ð        Will the agent personally attend all showings? (Or do they pass showings off to an assistant that lacks sales skills?)

ð        Will the agent invest in marketing your property to a global network of discriminating buyers? (Or just hope a buyer shows up)

ð        Will your home sell in a timely manner? (Homes that are listed for a long time become stale and eventually sell for far less money)

ð        Will the agent have a good relationship with other real estate agents? (Or will other agents avoid recommending your home to their buyers because the agent is uncooperative or unhelpful)

ð        Will the agent use professional photography? (Or do they take amateur photos themselves – you can imagine the difference of impact on buyers between the two)

ð        Will the agent represent your price point? (Or do they focus primarily on higher or lower prices)

ð        Will the agent provide weekly detailed feedback and reports?  (Or are they sloppy in communicating)

ð        Will the agent work closely with you to find out why you purchased and to cast your property in the best possible light? (Or ignore this opportunity to develop a great strategy with your help)

ð        Will the agent aggressively pursue buyers out of season? (Or will you be forced to hold your property for another year and let it get stale)

ð        Will the agent know your neighborhood well? (Or is their expertise in other areas)

Make sure you retain a company that can sell your home!
